
The Family Theatre project in The Hill neighborhood of St. Louis, MO, is a remarkable example of adaptive reuse, transforming a historic structure into an upscale residence while preserving its unique character. Originally a small movie theatre, the building has seen various uses over the decades, including a warehouse and prep kitchen for food trucks. When our team took on the challenge, we aimed to honor its past while creating a sophisticated and functional living space for a musician and his girlfriend.
The design process began by retaining the exterior brick shell of the building, which serves as a nod to its storied past. However, every interior wall and the entire roof were carefully demolished to allow for a fresh and modern layout. By designing a floor plan that fits seamlessly within the existing walls, we were able to create a stunning home that balances openness with intimacy.
One of the key design elements is the progressive spatial transition from the front to the back of the home. As you move through the living room to the kitchen and dining area, and finally to the den, the ceiling heights gradually decrease. This intentional design choice enhances the feeling of intimacy in each successive space, making the home feel increasingly cozy and inviting.
The residence also boasts private courtyards at both the front and rear, enclosed by the original brick walls. These outdoor spaces provide a serene retreat within the bustling city, perfect for relaxation and entertaining.
Upstairs, the home features an array of thoughtfully designed spaces, including an office, a gym, a luxurious primary suite, and a bunk room tailored for visits from the children. Each area is crafted to offer comfort and functionality while maintaining a cohesive aesthetic that reflects the building’s history and the owners’ modern lifestyle.
